Kangaroo Island is set to redefine eco-tourism with the launch of a $5 million sustainable luxury project, Sanctuary Villas. Nestled at Pelican Lagoon, this ambitious development aims to transform the area into a premium destination for environmentally conscious travelers seeking a blend of luxury and nature.
A Visionary Transformation
Located on a rural property at 3728 Hog Bay Road, between Penneshaw and Kingscote, Sanctuary Villas is spearheaded by Arthur Investment Holdings. The project will introduce 20 state-of-the-art accommodation units, strategically positioned on Kangaroo Island's main tourist route, connecting the SeaLink ferry terminal and Kingscote Airport.
Pelican Lagoon, a marine haven renowned for its rich biodiversity and serene vistas, will serve as the picturesque backdrop for this venture. Established as one of South Australia’s oldest marine protected areas in 1914, the lagoon offers an unparalleled opportunity for eco-tourism enthusiasts.
Luxury Meets Sustainability
The Sanctuary Villas promise a seamless blend of luxury and environmental stewardship. Each villa will be a self-contained unit featuring a kitchenette, en-suite bathroom, outdoor spa, fire pit, and private deck. The design prioritizes inclusivity with two units tailored for guests with mobility challenges and one allocated for on-site staff.
The layout incorporates environmentally friendly materials like timber cladding and composite flooring, while solar panels, battery systems, and advanced waste management ensure off-grid sustainability. To reduce ecological disruption, villas will be clustered along existing access routes.
Dining and Amenities
A 70-seat restaurant will be a centerpiece of the development, offering indoor and outdoor dining spaces that showcase locally sourced seasonal dishes and regional wines. Additional features include walking trails, wellness services, outdoor barbecue areas, and in-room minibars stocked with local produce.
Economic and Environmental Impact
The $5 million project is expected to generate significant economic benefits for the region. During its 12-month construction phase, 22 local jobs will be created. By its third year of operation, the villas and restaurant are projected to generate $4.3 million in annual revenue, supporting 37 jobs.
The project aligns with the South Australian Visitor Economy Sector Plan 2030, targeting high-yield domestic and international visitors, particularly from North America, Singapore, and China.
Arthur Investment Holdings, in collaboration with Gama Environmental Pty Ltd and CIRQA Pty Ltd, has conducted thorough environmental assessments to ensure the project respects the island's delicate ecosystem.
Heritage Revival
In parallel, Kangaroo Island will see the revival of the iconic Seaview Motel. Originally built in the 1920s and damaged by a fire, the heritage-listed property is set to undergo restoration and expansion. Owner Yen Aun Leow plans to enhance the site with 28 signature suites, 14 standard suites, and a 100-seat restaurant, preserving its legacy while adding modern conveniences.
